WILSHIRE LANDMARK I - PITCH BOOK
For our final project of the Eastdil Secured internship program, interns were divided into smaller teams and tasked with developing a creative and actionable equity sale pitch for a large Brentwood, Los Angeles office tower. In approaching the asset, we were tasked primarily with stimulating dormant absorption, assessing relevant pandemic workplace trends in developing a creative Capex value-add proposal, and figuring out how to maximize the building’s struggling, but uniquely positioned ground floor retail tenancy.
The results of our cold calling local brokers, leveraging of internal resources and skills learned throughout the program, and rigorously developed financial analysis was a cutting edge approach that framed the Wilshire Landmark I like a diamond in the rough and a legacy office building in prime position to capitalize on exciting trends in the L.A. submarket.
